Quick Start Guide


Enter Settlement Date

When you start a new closing, enter a tentative settlement/closing date first. This will help with the automatic calculations. If you later change the settlement date, automatic prorations will be updated. See Dates


Enter Settlement Figures

You can move from section to section of the Hud-1 form by clicking on the tabs near the top of the program screen. Most entries are self-explanatory, for special items see the instructions below or other relevant part of the program help system.


Proration of Real Estate Taxes and Assessments

To calculate and enter a prorated amount in your settlement statement, put your cursor on one of the amount boxes in lines 106-112 or lines 210-219, then click the Calculate menu.

Loan Payoff Calculation

With your cursor on the amount column of Hud-1 line 504, click the Calculate menu.  For further details, see Loan Payoff Calculation


Recording Costs (Gov't Recording costs - line 1201)

Navigate to line 1201, place your cursor on the borrower's or seller's amount column, then click the Calculate menu. For detailed instructions, See Recording Costs


Transfer Charges and Taxes on Deeds and Mortgages (Gov't Transfer Charges - stamps/taxes - lines 1202-1205)

Before proceeding, navigate to a line from 1202 to 1205, place your cursor on the borrower's or seller's amount column, then click the Calculate menu.

Payees and Payors

Associate each receipt and disbursement with a Payee or Payor. See Payees and Payors


Entering an Amount on One Side of the Hud-1 Settlement Statement (Unlinking Borrower and Seller Columns  - Unlocking the Seller Column)

Sometimes you may need to enter a disbursement or receipt for one party on the front page of the Hud-1 settlement statement, where there is no corresponding charge or credit to the other party. (For example, if the seller needs to pay back taxes on the property.) If the seller's column is locked, unlock it by unchecking the unlink checkbox that is located between the buyer and seller sides of the particular line.
